Adding apartments and shares

How to record your VvE's apartments, with the right share and number of votes for each apartment.

Buur is not live yet. This guide describes how it works at launch. Details in the app may still change.

Every apartment in your VvE has a share (breukdeel) and a number of votes. Together they determine who pays what and who has how much say. That is why they must match the deed of division exactly in Buur.

With the deed of division

If you have uploaded the deed, Ben suggests the apartments, shares and votes. You go through them one by one and confirm them.

Without the deed of division

If you don't have the deed (yet), you can enter the apartments yourself. For each apartment you fill in:

  • a recognisable name or the house number;
  • the share, for example 25/100;
  • the number of votes.

Copy the details from the deed as soon as you can. An estimate is not a good basis for dividing costs.

The total check

Buur adds up the shares of all apartments and compares that with the total in the deed. If they don't match, you see it straight away. Often an apartment, storage unit or parking space with its own apartment right is missing.

Storage units, garages and sub-division

Sometimes a storage unit or parking space has its own apartment right with its own share. Add it as a separate right. If an apartment right has itself been divided again (sub-division), special rules apply to the votes (article 5:127(3) of the Dutch Civil Code, BW). In that case, record what the deed says and ask a notary if you're unsure.
