Uploading your deed of division and letting Ben read it
Upload your deed of division and let Ben suggest the apartments, shares and votes. You check and confirm everything.
Buur is not live yet. This guide describes how it works at launch. Details in the app may still change.
The splitsingsakte (deed of division) sets out how your building is legally divided: which apartments exist, which share (breukdeel) belongs to each apartment and how many votes each owner has. Buur uses that information as the foundation for your VvE.
Where to find the deed
The deed is registered in the public registers of the Kadaster (Land Registry). You can request a copy from the Kadaster or from the notary who handled the division. Sometimes a former board member or the seller of your apartment has a copy. Note that a deed may have been amended later. If so, request the amendment deeds too.
Uploading
Upload the deed as a PDF or scan. A clearly readable scan works best. If your deed has several parts, such as the deed itself and one or more amendments, upload all of them.
What Ben does
Ben, Buur's AI assistant, reads the deed and suggests:
- which apartments there are;
- which share belongs to each apartment;
- how many votes belong to each apartment.
Ben runs on servers in the EU.
What you do
Ben makes a suggestion, not a decision. You check every value and confirm it. If something is wrong, for example because the scan is unclear or the deed was amended later, correct it. Buur checks that the shares add up to the total in the deed.
Good to know
AI can make mistakes, especially with old or hard-to-read deeds. Always compare the suggestion with the deed itself. If you are unsure how your deed should be interpreted, you can consult a notary.
