Multi-year maintenance plan (MJOP)

An MJOP plans the maintenance, repair and renewal of the building for at least ten years, with the costs per year. It is one basis for the annual reserve.

A multi-year maintenance plan (MJOP) shows what maintenance is needed in the coming years and what it will cost. The law names it as one of two ways to set the annual reserve: a maintenance plan adopted by the meeting, no more than five years old, covering at least ten years, with the works, planned renewals, the costs and an even spread over the years (article 5:126(2)(a) BW). The alternative is at least 0.5% of the rebuilding value.

According to the Dutch government (Rijksoverheid), an MJOP states what maintenance is needed and where, when it will happen in the next ten years and what it costs. If the meeting chooses under the Model Regulations 2017 to reserve on the basis of an MJOP, the board has the MJOP drawn up and presents it to the meeting for adoption (article 14.4). Spending from the reserve fund that is not in the MJOP then requires a heavier majority (articles 14.6 and 56.5).
