Annual accounts (jaarrekening)

The annual accounts show the VvE's income, expenditure and balance sheet for the past financial year, including the size of the reserve fund.

The regulations must contain arrangements for an annual operating account (exploitatierekening) covering the previous year (article 5:112(1)(b) BW). Under the Model Regulations 2017, the board prepares an annual report and annual accounts after each financial year. The accounts consist of that operating account with notes and a balance sheet showing, among other things, the size of the reserve fund (article 16.1).

The board presents the annual accounts for approval at the annual meeting. If there is no supervisory board and no accountant's statement, the audit committee reports. After approval, the meeting decides on discharge (article 16.2). The final contributions of the owners are set together with the annual accounts (article 16.3).

If an owner rents out their apartment, they can ask for a split between costs that can be passed on to the tenant and other costs.
