The law allows the regulations in a deed of division to consist of the provisions of a set of model regulations, provided they are precisely identified and registered in the public registers (article 5:111(d) BW). Notaries therefore use standard versions. Well-known versions date from 1992, 2006 and 2017. Your deed of division states which version applies to your VvE.
The versions differ on points that matter in practice, such as notice periods, majorities and electronic voting. The Model Regulations 2017, for example, set a notice period of at least fifteen days (article 50.2) and a two-thirds majority for heavier decisions (article 56.5). An older version may have different rules.
Watch out for deviations: the deed can add to or change provisions of the model regulations. On KVK form 5 you state which model regulations your VvE uses; a completely different or amended set must be submitted in full.
